1. How much do you charge?

I charge a commission on each sale, which varies depending on the complexity of the sale and the sale price.  It ranges between 2.5% and 3%, which is the usual range for traditional agents.  If the buyer is represented by an agent, that agent will also be entitled to a commission.  I usually set the buyer's commission at 2.5%.

My commission, and that of any buyer's agent, is set when the listing agreement is signed.

2. Why should I use a CDRE™ instead of my usual realtor?

The CDRE program is very selective.  Only experienced and successful Realtors® are admitted.  Those who are admitted then undergo an intensive 3 month program of training on topics such as financing in divorce, compliance with court orders, neutrality and bias, conflict de-escalation, and more.  Thus, CDREs have special training in matters that are much more likely to arise in divorce sales than non-divorce sales.  They are also governed by their own code of ethics, which is more restrictive than the code  for Realtors.  Their training and Code of Ethics is designed to make the sale process as conflict and error-free as possible, which is likely to result in less stress and a greater net gain to the sellers.

3. You are an attorney as well as a Realtor and CDRE.  Do you practice law?

Yes, I take some divorce cases.  As a result of my divorce work, I also encourage marrying parties to have prenuptial or postnuptial agreements, and I offer those services, as well.  Here's a link to my site.

4. Do you take listings State-wide?

Yes.  If a listing is not near Waimea, I will co-list with a CDRE is one is available or, if not, a traditional realtor, who will handle the on-the-ground aspects of  the listing- suggesting a list price, putting up a sign, staging, handling showings, meeting inspectors, etc.  I handle the divorce-related part of the listing, including coordinating with the parties, communicating with counsel and the court as needed, and all negotiations.
